The reviewed restaurant-license set found no Chick-fil-A, Raising Cane’s, KFC, Taco Bell or Wendy’s within approximately two miles as of August 2026. Coffee is more competitive and is presented as a drive-through-format opportunity, not a category void.

Ferry Point investment

The licensed $4 billion Bally’s casino and hotel project at Ferry Point is approximately 1.5–2 miles southwest and targets 2030 completion. It adds a credible future employment and visitation driver without being required for today’s underwriting.

East Tremont Avenue is the retail spine of Throgs Neck. The assemblage controls 126.01 feet along East Tremont Avenue and turns the corner onto Philip Avenue. The Philip frontage is being confirmed by ALTA survey.

The New York State traffic dataset reports 16,012 AADT on East Tremont between Ericson Place and Schurz Avenue (2018 vintage). A fresh directional count is planned for tenant underwriting.
